Google Business Profile in Singapore: HDB, Malls and Verification

The Singapore layer most guides skip: HDB and URA home business rules, mall unit addresses, video verification shot lists and the CCS fake review case.

A Google Business Profile in Singapore works the same way it does anywhere else, with one big difference: where you operate from decides what Google will let you show. Get the premises question right first (HDB flat, condo, shop unit, mall unit or coworking desk), then verify, then fill in the profile.

Most Google Business Profile Singapore guides jump straight to photos and posts. That is the easy part. Suspensions, duplicate pins and failed verifications tend to come from the Singapore specific layer underneath: HDB and URA home business rules, mall addresses that share one postal code, and a review market that the regulator has just made an example of. This guide covers that layer, using Google's own rules and the government sources, with links so you can check every point.

A note on who is writing: we are a local SEO team based in Chattogram, Bangladesh, founded in 2018, and we work for businesses abroad remotely, including Singapore brands such as Woof Loof. We do not have an office in Singapore. Everything below comes from the official documentation and from doing this work week to week.

How do you set up a Google Business Profile in Singapore?

To set up a Google Business Profile in Singapore, sign in at business.google.com, search for your business name to claim an existing listing or create a new one, choose your primary category, decide whether to show an address or a service area, add a local phone number, verify, then complete every field.

The order matters, because some early choices are hard to undo later:

  1. Search before you create. Look up your business on Google Maps, including old names and old addresses. Many Singapore businesses already have a listing created by a customer or a previous owner. Claim it rather than starting a second one.
  2. Use your real world name. Google's guidelines for representing your business say the name should match your signage and stationery. "Ah Huat Aircon Servicing" is fine if that is the name on your van. "Best Aircon Servicing Tampines Cheap" is keyword stuffing and invites a suspension.
  3. Pick the primary category carefully. Google uses it to decide which searches your profile is relevant for. Choose the most specific option that describes the core business, then add a few secondary categories that are true.
  4. Decide address or service area. This is the Singapore trap, covered in detail below.
  5. Add a phone number you control. Google wants a number that connects to that location and is under the business's direct control. A dedicated +65 mobile or a WhatsApp Business line is fine. A call centre number is a last resort.
  6. Verify. Google decides which methods you get. Video is now common, so read the shot lists further down before you start.
  7. Complete the profile. Services, products, hours (including public holidays), attributes, description, photos and your website link.

Can you use your HDB flat or home address on Google Business Profile?

You can use your HDB flat or private home address for verification, but in most cases you should not show it publicly. Google only lets a business display an address that customers can visit, with permanent signage, and Singapore's Home Office Scheme forbids both client visits and signs at the home.

This is where Singapore differs from most countries. Running a business from home is regulated by two schemes, explained on the government's GoBusiness home business page:

  • Home Office Scheme. For administrative work such as consultancy, design, IT, accounting or real estate agency work. HDB flats register with HDB and private homes register with URA. Under URA's Home Office Scheme conditions, there must be no advertisements or signs at the premises, clients may not visit, and up to two non residents can work there.
  • Home Based Business Scheme. For small scale activities such as home baking, hairdressing, facial and beauty services (excluding massage), manicures, private tuition for up to three students at a time, sewing, and freelance work. No non resident employees.

Now put that next to Google's eligibility rule: "If your business either has a physical location that customers can visit, or travels to customers where they are, you can create a Business Profile on Google." Google also says businesses showing their address "should maintain permanent fixed signage of their business name at the address".

So the practical outcomes are:

  • You go to customers (aircon servicing, cleaning, mobile car grooming, tuition at the student's home): create a service area profile. Verify with your home address, then hide it and list the areas you serve.
  • Customers come to you at home: check your scheme first. If your scheme allows the visits, Google still expects your name on a permanent sign, and a sign at the home is what the Home Office Scheme rules out. A hidden address with a service area is usually the safer choice.
  • You never meet customers in person (a pure online consultancy or an e-commerce shop): you are not eligible for a Business Profile at all. Put the effort into your website and your listings elsewhere.

Which Google setup fits your premises?

The right Google Business Profile setup in Singapore depends on the premises you actually trade from. Match your situation to one row in the table below before you create anything, because a wrong choice here is what leads to suspensions, duplicate pins and failed verifications later.

Where you operate Show address on Google? Setup Watch out for
HDB flat or condo, you travel to customers No Service area profile, address hidden, list districts or towns you cover Do not add the flat's unit number to a public address
HDB flat or condo, customers visit Rarely Check your HDB or URA scheme; if no permanent sign is possible, hide the address Home Office Scheme forbids signs and client visits
HDB shop unit or shophouse Yes Storefront profile with block, street, unit number and postal code Old listings from previous tenants at the same unit
Unit in a shopping mall Yes Storefront profile, unit number in address line 2, pin on your unit Mall wide postal code, pin dropped on the mall entrance
Kiosk or short pop up in a mall Usually no Mention the pop up in posts on your main profile Google expects permanent fixed signage
Serviced office or coworking desk Only if staffed, signed and open to customers Otherwise hide the address or use a service area Virtual offices are not eligible
Several outlets Yes, one each One profile per outlet, each with its own unit number and, ideally, its own phone number Never two profiles for one outlet
Hosted inside another business (a nail bar inside a salon) Yes, separately Its own profile with categories that describe only your business Do not merge two brands into one profile

One more Singapore specific point: the registered office address on your ACRA record is not automatically valid on Google Maps, for example when it is a corporate secretary's address. Google treats a rented address where you do not operate as a virtual office, and virtual offices are not eligible.

How should you write a Singapore address so Google does not create duplicates?

Write your Singapore address exactly the way it appears on your lease and your shopfront, in one consistent format: block or building number, street, building name, unit number with the hash, and the six digit postal code. Then copy that exact format to your website, Facebook page and directories.

Singapore's postal system helps and hurts. Since 1995 every building has had its own six digit postal code, and for HDB blocks the block number is built into it. Block 145 Lorong 2 Toa Payoh is 310145, and a suffix changes the code (Block 150 and Block 150A have different postal codes). One wrong digit or a missing "A" points to a different building, which is how second pins for the same business appear.

Malls are the opposite problem. Every unit in a mall shares the building's postal code, so the unit number is the only thing that separates you from 200 neighbours. Google's guidelines say suite and floor numbers may be included and that the unit goes in address line 2.

The format we use (the unit number here is illustrative):

Blk 145 Lorong 2 Toa Payoh, #01-45, Singapore 310145

For a mall, add the building name after the unit number, then the mall's postal code.

The checklist we run on every Singapore profile:

  • "Blk", "Block" or nothing: pick one and use it everywhere.
  • The unit number always written as #floor-unit, for example #01-45 or #B1-23 for a basement unit.
  • The building name included once, not repeated in the business name.
  • The map pin dragged onto your actual unit, not the mall entrance or the taxi stand.
  • A search for your postal code on Google Maps to find old listings at your unit from previous tenants. Mark those as closed or moved, rather than editing them into yours.

How does video verification work for Singapore businesses?

Video verification asks you to record one live, continuous clip of at least 30 seconds on your phone that shows where you are, that the business exists, and that you manage it. Google's verification help says review can take up to five business days, and a failed video can be re recorded.

The rules come straight from Google's video verification page. No pre recorded footage, no edits, and keep ID numbers, bank details and other people's faces out of frame. The hard part is filming "location" in a Singapore estate where every block looks similar. Plan the shot list before you start recording.

Shot list for a mall or shop unit

  1. Start outside: the mall or building name sign, then the street sign or a nearby landmark (an MRT exit sign works well).
  2. Walk to the unit and show the unit number on the wall or directory.
  3. Show your permanent signage with the business name.
  4. Go inside and do something only staff can do: open the till, log into the POS system, unlock the back room.

Shot list for an HDB based service area business

Google says home based service area businesses can film "landmarks and signs in your immediate neighbourhood".

  1. Start at the block: the block number painted on the side, then the street name sign.
  2. Pan to something nearby that identifies the area: the void deck sign, a nearby primary school, the MRT or bus interchange sign.
  3. Show your tools: the branded van, the toolkit, the equipment you use on jobs.
  4. Prove management: unlock the van, open your booking app or invoices with numbers hidden.

A video has to meet every requirement to pass, so a clip that misses one of the three proofs, or films a corridor that could be anywhere, will come back with a list of issues.

What Singapore review rules apply after the CCS fake review case?

Singapore reviews now carry legal risk as well as ranking value. On 30 September 2026 the Competition and Consumer Commission of Singapore (CCS) said 45 businesses had admitted buying fake reviews, including on Google, and would publish apologies for six months. Ask every customer, never pay for reviews and never filter out unhappy ones.

The CCS investigation page lists the businesses that admitted procuring fake reviews in the first phase. According to reporting by Malay Mail, citing The Straits Times, the provider served about 100 businesses, used generative AI to vary writing styles and add Singapore details, and offered to replace reviews that platforms removed. The listed businesses agreed to remove fabricated reviews and post apologies on their websites, social media and premises. A second phase is under way, and CCS is inviting businesses to come forward voluntarily.

Google's own review policy is just as clear. Businesses may not:

  • offer payment, discounts or free goods for reviews;
  • ask only happy customers, or discourage negative reviews;
  • pressure customers to review on the premises;
  • give staff review quotas or ask for reviews that mention specific content, such as a staff member's name.

What still works:

  • A short review link sent after every completed job or visit, to every customer, through the channel they already use with you (usually WhatsApp in Singapore).
  • A reply to every review within a few days. In BrightLocal's 2026 Local Consumer Review Survey, 89% of consumers expected owners to respond.
  • Replies that never confirm a customer's personal details or treatment. Keep anything specific for a private message, which matters under the PDPA, especially for clinics and tuition centres.

Recency matters more than volume. The same BrightLocal survey found 74% of consumers only consider reviews from the last three months. A steady flow keeps your newest reviews inside that window, while a sudden burst looks a lot like the scheduled posting described in the CCS case.

Which profile fields still move rankings in Singapore?

The fields that move rankings in Singapore are the primary category, secondary categories, services, the business name you actually trade under, steady genuine reviews and accurate location data. Photos, posts and attributes help people choose you once they see you. The old Q&A section no longer exists, so it no longer matters.

Singapore is dense. Within a few streets of you there may be several competitors in the same category, so distance alone rarely decides the map pack. Relevance and prominence do. Our working order for a new Singapore profile:

  1. Categories and services. Fill the services list with what customers actually search for: "chemical overhaul" and "aircon gas top up", not only "aircon servicing".
  2. Hours, including public holidays. Set special hours ahead of Chinese New Year, Hari Raya Puasa, Hari Raya Haji, Deepavali, Christmas and National Day. Turning up to a closed shutter on a public holiday is an easy way to earn a one star review.
  3. Attributes. Wheelchair access, payment options and others that are true for you.
  4. Photos. Your real shopfront, the unit number, the inside and your team at work. They help customers find a unit inside a mall.
  5. Posts. Use them for offers, events and pop ups at other locations.

Q&A has gone. Google retired the Q&A section and moved questions into Ask Maps, a Gemini powered feature that generates answers itself from what Google knows about the place. BrightLocal's guide to the change notes that Ask Maps launched first in the US and India in March 2026. You cannot edit those answers, so the only lever left is making your profile and website complete and accurate. That also helps with AI tools more broadly: the BrightLocal survey found 45% of consumers used AI tools for local recommendations in 2026, up from 6% the year before.

When will Google Business Profile not help you?

A Google Business Profile will not help a Singapore business that has no customer facing location and does not travel to customers, and it will not fix a weak offer. Pure online businesses are not eligible. Profiles in very competitive categories also need website, citation and review work alongside the profile.

Be honest about three situations:

  • Online only. No eligible profile. Focus on your website and organic search.
  • You can only use a virtual office. Do not fake a storefront. A suspended profile is harder to recover than a missing one.
  • The profile is complete but still invisible. That usually means your website, citations or review velocity are behind the competitors in that part of the island, not that a profile setting is wrong.

Questions people ask

+Can I put my HDB flat address on Google Business Profile?

Only show it if customers are genuinely allowed to visit and you can meet Google's signage rule. Most HDB home businesses cannot, because the Home Office Scheme forbids client visits and signs. If you travel to customers, create a service area profile, verify with your HDB address, then hide it so Google shows only the districts you serve.

+Can I use a virtual office or coworking address in Singapore?

A virtual office address is not eligible, and a hot desk usually is not either. Google only accepts a coworking office that has clear signage, receives customers during business hours and is staffed by your own team in those hours. The registered office address on your ACRA record, such as a corporate secretary's address, is not automatically valid on Google Maps either.

+How long does Google Business Profile verification take in Singapore?

For video verification, Google says its review can take up to five business days, and you can re record if it fails. Other methods vary by business and Google decides which ones you are offered. Delays usually come from a video that does not show the location, the business and proof that you manage it, so plan the shot list before you press record.

+Should each branch or mall outlet have its own profile?

Yes, if each outlet is a separate permanent location with its own signage that customers visit during stated hours. Google allows one profile per location, so an outlet at Jurong Point and another at Tampines Mall should each have their own profile, unit number and local phone number where possible. Never create two profiles for the same outlet.

+Where did the Questions and Answers section go?

Google retired Q&A on Business Profiles and moved questions into Ask Maps, a Gemini powered feature that generates answers itself. Ask Maps launched first in the US and India in March 2026. You cannot write those answers, so put your real details in your services, attributes, description, photos and website, and keep reviews flowing.
